Before putting a property on the market, an agency needs a number of documents to prepare a complete sales file. Gathering them in advance avoids back-and-forth and reassures buyers.
For every type of property
- Land register extract (ownership, easements, charges)
- Cadastral plan and, if available, the construction plans
- Latest utility bills (electricity, heating, water)
- Proof of works or renovations carried out
- Cantonal energy certificate (GEAK/CECB), where required in the canton
In addition, for condominium (PPE/StWE) ownership
- Condominium regulations and minutes of the latest general meetings
- Status of the renovation fund
- Statement of condominium charges
The exact list varies depending on the canton and the type of property: your partner agency will tell you precisely what is missing from your file.
